What Unit Sizes Are Available?
The Celestz offers three main layouts for different living needs.
| Type | Size | Layout |
|---|---|---|
| Type A | 581 sq ft | 1 Bedroom + Study, 1 Bathroom |
| Type B | 753 sq ft | 2 Bedrooms, 3 Bathrooms |
| Type C | 915 sq ft | 3 Bedrooms, 2 Bathrooms |
Type A – 581 sq ft
The smallest layout offers one bedroom with a separate study area.
It may suit singles, young couples or buyers who prefer a compact home with space for working from home.
For investment buyers, Type A is worth considering for its smaller size and potential appeal to individuals or couples looking for accommodation in Johor Bahru.
Type B – 753 sq ft
Type B offers two bedrooms and three bathrooms.
The additional bathrooms may provide more privacy, particularly for shared accommodation or smaller households.
It is worth comparing this layout with Type A and Type C before deciding.
Type C – 915 sq ft
The largest layout offers three bedrooms and two bathrooms.
This may be more suitable for families who need additional space or buyers planning to stay for the longer term.
There are different Type C configurations, including selected layouts with balconies.
For investors, the larger size may attract a different rental audience, although purchase and ownership costs should also be considered.

Is The Celestz Suitable for Investment?
For investment buyers, several factors are worth considering.
1. Different Unit Sizes
The 581 sq ft layout may appeal to singles or couples, while the larger units may be more suitable for families or tenants who need additional space.
2. Established Johor Bahru Location
Access to city amenities and surrounding employment areas can be an advantage, although actual rental demand should be evaluated carefully.
3. Rental Competition
Investors should compare existing rental properties nearby, including rental asking prices, furnishing standards and competing supply.
4. Maintenance and Ownership Costs
The indicative maintenance fee is RM0.51 psf, including sinking fund.
Other expenses such as financing, assessment, insurance and repairs should also be considered.
5. Long-Term Investment Potential
Johor’s economic development and connectivity improvements may create opportunities, but rental income and capital appreciation are not guaranteed.

Unit Selection
Different floors, orientations and layouts may affect natural lighting, views and privacy.
Choosing the right unit is not simply about finding the lowest price.

My Review – Is The Celestz Worth Considering?
I think The Celestz is worth comparing if you’re looking for a new property in the established Kebun Teh neighbourhood.
The three unit sizes provide flexibility for different budgets and living needs.
I particularly like that buyers can choose between a compact unit with a study area, a two-bedroom arrangement with additional bathrooms, or a larger three-bedroom layout.
However, the development is leasehold, with 735 residential units and relatively high unit density on typical floors.
For investment buyers, rental demand and competition from surrounding developments are equally important.
I wouldn’t recommend choosing The Celestz based on the starting price alone.
The most suitable unit depends on your budget, intended use, preferred layout and how long you plan to own the property.
