Phoeniz Suites is a Freehold development. It holds a Commercial Title under HDA protection, which means you are eligible for up to a 90% loan margin (for local buyers).

Can foreign buyers or expats purchase a unit?

Yes, absolutely. Foreign buyers and MM2H holders are eligible to purchase units in Phoeniz Suites, subject to the current Kuala Lumpur state threshold approvals. The digital signing process makes it very easy to invest from abroad.

Are there any hidden setup fees for the Mana Mana package?

We believe in full transparency. There is a nominal Non-Refundable Signing Fee of RM 2,000. The "Guest's Ready Setup Package" (which normally costs RM 6,000 for Type A, and RM 8,800 for Type B) is currently waived to RM 0 for the first 50 units. Furthermore, your unit's interior furnishing is 100% sponsored by MMH.

Do I have to find tenants or manage Airbnb bookings myself?

No. This is a 100% hands-off investment. Mana Mana Hospitality acts as the official hotel operator. They handle OTA listings (Airbnb, Agoda, Booking.com), digital marketing, 24/7 guest communication, housekeeping, and minor maintenance.

What happens if the tourism market slows down? Is my return protected?

Yes. For the first 3 years, you are protected by the Minimum Rental Return (MRR) of 4% based on the net price of your property. If the property generates less than 4%, the management covers the shortfall. If the property performs exceptionally well, you get 80% of the revenue—whichever number is higher.
