For the first 3 years, you are guaranteed a Minimum Rental Return (MRR) of 4% if the 80/20 split falls below that threshold.

Nett Price: RM 836,740
Min return of 4% on Nett Price = (RM 836,740 x 4%) / 12 months = RM 2,789 / month guaranteed.
If your 80% profit share for the month is RM 3,500, you get RM 3,500. If it drops to RM 2,000 during a slow month, Mana Mana tops it up to your MRR of RM 2,789.

Do I have to furnish the unit myself? What are the fees?
