This is the site previously associated with Flex @ Bukit Jalil / Flex SOVO, which was originally a Ho Hup development before the land was subsequently acquired by EXSIM.

Yes.

Buyers who have followed Bukit Jalil property for several years may recognise this location as the former Flex @ Bukit Jalil / Flex SOVO site.

The approximately 3.09-acre site was previously owned by Ho Hup’s Bukit Jalil Development Sdn Bhd and had originally been planned as the Flex mixed development.

The previous development concept included SOVO units, serviced apartments, hotel rooms and retail components.

However, the land was subsequently sold to EXSIM Persiaran Jalil Sdn Bhd, with the previous Flex development discontinued rather than simply being continued under EXSIM.

The land transaction was completed in January 2025.

Therefore, this new development should not be considered “Flex SOVO by EXSIM.”

A more accurate description would be:

EXSIM’s new Bukit Jalil development on the former Flex SOVO site.


Prime Location Near Pavilion Bukit Jalil

Location is likely to be one of the project’s strongest selling points.

The site is positioned within the established Bukit Jalil area and is located close to Pavilion Bukit Jalil, one of the largest shopping and lifestyle destinations in Kuala Lumpur.

For future residents, Pavilion Bukit Jalil provides convenient access to shopping, supermarkets, restaurants, cafés, entertainment and daily necessities.

The surrounding Bukit Jalil area has also matured considerably over the years with established residential neighbourhoods, commercial areas, schools, recreation facilities and good road connectivity.

For a project offering homes from approximately 1,800 sq ft onwards, however, I believe the main attraction is not simply the mall.

It is the combination of:

Large living space + established Bukit Jalil location + Pavilion nearby + freehold land.

That is considerably harder to find among newer launches today.


Why the 1,800–2,600 Sq Ft Layouts Are Interesting

The size is probably the biggest clue about how EXSIM intends to position this project.

Many newer developments around Bukit Jalil focus on compact and medium-sized apartments aimed at investors, younger couples and first-time buyers.

This EXSIM project appears to be moving in the opposite direction.

Based on the current site hoarding, the development is expected to offer approximately:

1,800–2,600 sq ft

3–5 bedrooms.

Even the smallest advertised layout is therefore already considerably larger than many new condominium units in Bukit Jalil.

This makes the project particularly interesting for buyers who are upgrading rather than buying their first small property.


Who Could This Project Be Suitable For?

Families with two or three children may be able to provide proper bedrooms without turning the study or utility area into an additional room.

Multi-Generational Families

Large 4- and 5-bedroom layouts could potentially suit households where parents, children and grandparents prefer to stay together.

With larger floor areas, it should be easier to create a proper home office without sacrificing bedrooms.

Landed Property Owners Looking to Downsize

Some landed homeowners want the convenience and security of condominium living but do not want to move into a 900 or 1,000 sq ft apartment.

A well-designed 1,800–2,600 sq ft residence could potentially fill that gap.

Bukit Jalil already offers many options for buyers wanting a 700–1,200 sq ft condominium.

The choices become much more limited once buyers start looking for a new 1,800–2,600 sq ft residence.

That is the market gap this upcoming EXSIM project could potentially fill.


Own Stay or Investment?

At this stage, I see this project primarily as an own-stay and long-term family property rather than a pure rental-yield investment.

Large properties naturally come with higher total purchase prices, furnishing costs and maintenance commitments.

The rental market for a 2,000 sq ft residence is also different from the much larger tenant market for smaller one- or two-bedroom units.

There could still be rental demand from expatriate families, senior executives and larger households.

However, buyers considering this project purely for investment should carefully assess the eventual purchase price against realistic rental demand.

For me, the more natural target buyer would be:

Family → Upgrader → Multi-Generational Buyer → Long-Term Own Stay

rather than somebody simply looking for the highest possible rental yield.


What Should Buyers Check Before Booking?

A large built-up area alone does not automatically make a good property.

Once EXSIM releases the official information, these are some of the details I will pay particular attention to.

Units Per Floor

For a premium development with large units, reasonable privacy and lower corridor traffic would be important.

Lift Ratio

Large family residences should ideally have an appropriate number of lifts relative to the number of units served.

Total Number of Units

The final density will play a major role in determining whether the project genuinely feels premium.

Layout Efficiency

A 2,000 sq ft unit does not necessarily feel large if too much space is lost to corridors, oversized balconies or inefficient corners.

The actual floor plan will matter greatly.

Bedroom Sizes

A five-bedroom label sounds impressive, but buyers should check whether all the bedrooms are genuinely usable.

Wet and Dry Kitchen

For larger family homes, proper kitchen planning becomes considerably more important.

Yard and Utility Areas

Buyers in this category may also expect practical utility space, laundry areas and possibly helper accommodation depending on the layout.

Car Parks

Households buying a 2,000 sq ft-class home may realistically own two or three vehicles.

The final parking allocation will therefore matter.

Maintenance Fee

Maintenance charges deserve particular attention because they are calculated against a much larger floor area.

For example, even a relatively modest maintenance rate can become a substantial monthly commitment for a 2,000+ sq ft unit.


Near Pavilion Bukit Jalil – But Traffic Matters Too

Being near Pavilion Bukit Jalil is unquestionably convenient.

Residents will have easy access to shopping, restaurants, entertainment, groceries and services.

However, proximity to a major shopping centre also means buyers should consider traffic conditions.

Bukit Jalil can experience heavier traffic during weekends, festive periods, major events and peak hours.

For that reason, I will be interested to see the eventual:

Project entrance

Project exit

Drop-off arrangement

Road connection

and

Traffic circulation plan

when the official site plan becomes available.

For own-stay buyers, easy access in and out of the development could be almost as important as being close to Pavilion itself.


What About the Unit Facing?

The final tower orientation has not yet been officially released, so I would avoid making assumptions about Pavilion View, City View or other specific facings for now.

Once the official site plan becomes available, buyers should compare the individual stacks carefully.

Some important considerations will include:

Afternoon sun

Nearby buildings

Road facing

Future development potential

Privacy between towers

and

Long-term view protection

The highest floor does not automatically mean the best unit.

A slightly lower-floor unit with a more open and protected outlook can sometimes be a better choice than a higher-floor unit facing another building.

My Early Review

Based on the information currently available, this is one of the more interesting upcoming Bukit Jalil projects to watch.

The attraction is not simply because it is developed by EXSIM.

It is the combination of:

Freehold land

Near Pavilion Bukit Jalil

Established Bukit Jalil location

Large 1,800–2,600 sq ft layouts

3–5 bedroom configurations

and

Strong own-stay potential

that makes the development stand out.

However, I would reserve my final assessment until EXSIM releases the official master plan, density, floor plans, pricing, maintenance fee, parking allocation and title details.

If the layouts are efficient, the density is reasonable and the pricing remains competitive against established large-format residences in Bukit Jalil, this could become a very attractive option for families and upgraders.
