What Is ParkCity Damansara?
ParkCity Damansara is a new master-planned township by ParkCity Group in Petaling Jaya.
The approximately 600-acre development is located on a large tract within Kwasa Damansara and is expected to be progressively developed over roughly two decades rather than completed all at once.
This is important for property buyers to understand.
ParkCity Damansara is not simply one condominium or one landed development.
It is intended to become a larger township incorporating residential neighbourhoods together with greenery, retail, education and other community components over time. ParkCity Group has said that about one-third of the wider township is intended for green space.

Is “ParkCity PJ” The Same As ParkCity Damansara?
In most property searches, yes — buyers using “ParkCity PJ” are usually referring to ParkCity Damansara.
“ParkCity PJ” is not the official township name.
The official development name is:
ParkCity Damansara
But because the township is located in Petaling Jaya and is developed by ParkCity Group, buyers may search using terms such as:
ParkCity PJ
ParkCity Petaling Jaya
ParkCity project PJ
new ParkCity project in PJ
Damansara ParkCity project
If this is the development you have been trying to identify, the current residential phase to look at is Zenia.
Is ParkCity Damansara The Same As Desa ParkCity?
No.
This is probably one of the most important points for buyers discovering the project for the first time.
Desa ParkCity and ParkCity Damansara are two separate townships.
Desa ParkCity
Desa ParkCity is ParkCity Group’s established township in Kuala Lumpur.
It is already a mature community with residential neighbourhoods, parks, schools, retail, restaurants and community facilities.
ParkCity Damansara
ParkCity Damansara is the developer’s new township in Petaling Jaya, currently at a much earlier stage of development.
ParkCity Group CEO Datuk Joseph Lau has described the new township as a continuation and evolution of the model developed at Desa ParkCity, while emphasising a similar focus on creating a complete community ecosystem rather than simply building individual residential projects.
Because of this connection, you may occasionally hear people informally describe ParkCity Damansara as:
“Desa ParkCity 2.0”
However, this is not its official name, nor should buyers assume ParkCity Damansara will reproduce exactly the same development or property performance as Desa ParkCity.
ParkCity Damansara vs Desa ParkCity
| ParkCity Damansara | Desa ParkCity | |
|---|---|---|
| Location | Petaling Jaya | Kuala Lumpur |
| Developer | ParkCity Group | ParkCity Group |
| Development Stage | New township | Mature township |
| Approximate Size | 600 acres | Established master township |
| Current Residential Phase | Zenia | Multiple completed neighbourhoods |
| Retail & Amenities | Developing progressively | Established |
| Parks & Community | Planned progressively | Mature |
| Best For | Buyers looking at a new ParkCity township | Buyers preferring an established ParkCity environment |
The biggest difference is therefore not simply PJ versus KL.
It is also:
New township versus mature township.
Where Is ParkCity Damansara Located?
ParkCity Damansara is situated in Petaling Jaya within the Kwasa Damansara area, between several mature Klang Valley neighbourhoods.
The wider location borders the Kota Damansara side to the north and Ara Damansara side to the south.
This places the township close to established areas including:
- Kota Damansara
- Tropicana
- Mutiara Damansara
- Bandar Utama
- Ara Damansara
- Kwasa Damansara
One advantage of this location is that ParkCity Damansara does not rely entirely on its own future township amenities.
There are already established shopping malls, hospitals, schools, universities, golf clubs and commercial areas throughout the surrounding Petaling Jaya and Damansara neighbourhoods.
ParkCity Damansara Connectivity
The township is connected to the wider Klang Valley through several established roads and expressways.
These include:
- Jalan Sungai Buloh
- DASH Highway
- NKVE
- LDP
- Guthrie Corridor Expressway
- PLUS Highway
These routes provide connections towards Kota Damansara, Bandar Utama, Petaling Jaya, Shah Alam, Subang, Mont Kiara and Kuala Lumpur.
MRT connectivity is also available within the wider Kota Damansara and Kwasa Damansara area.
For buyers considering living here, however, I recommend looking at your actual daily journey rather than simply asking whether an MRT or highway exists nearby.
Someone working in Kota Damansara may evaluate the location very differently from someone travelling to KLCC every morning.
What Is Planned For ParkCity Damansara?
This is where ParkCity Damansara becomes more interesting than simply looking at Zenia as a standalone residential development.
ParkCity Group has described its township approach as creating an ecosystem incorporating homes together with landscaping, walkways, parks, retail and community facilities.
Current longer-term plans discussed for ParkCity Damansara include:
- residential neighbourhoods
- extensive green spaces
- a central park
- lakes
- retail and commercial areas
- education
- healthcare and community facilities
- pedestrian-friendly walkways
- a future ParkCity-style Waterfront commercial precinct
The developer has said approximately one-third of the wider township is intended for green space, while a 20-acre central park and two lakes are also part of the longer-term vision.
This does not mean every component will be available immediately.
ParkCity Damansara is expected to be developed progressively over around 20 years, with later phases responding to market demand.
That distinction is particularly important for early buyers.
You are buying into both:
what exists today, and
what the wider township is planned to become over time.
What Property Can You Buy In ParkCity Damansara Now?
The first residential neighbourhood launched within ParkCity Damansara is:
Zenia
Zenia was introduced as ParkCity Damansara’s maiden residential phase and combines two different housing concepts:
Zenia Parkhomes
Spacious 3-storey landed homes designed primarily around family and multi-generational living.
Zenia Condovillas
Large-format high-rise residences intended to provide more space than a typical condominium while retaining facilities, security and easier lock-and-leave living.
Zenia itself spans around 55 acres and comprises 442 Parkhomes and 643 Condovillas, giving a total of 1,085 residences.
I deliberately will not repeat all the Zenia pricing, floor plans and current availability on this page because I maintain those details separately.

Why Is ParkCity Damansara Getting Attention?
For me, the more important question is not simply:
“Is Zenia a good project?”
It is:
“Do you want to be part of the early stage of a new ParkCity township in PJ?”
There are several reasons buyers are paying attention.
1. ParkCity Group Is Entering Petaling Jaya
ParkCity Damansara is the group’s first township in Petaling Jaya.
For buyers who already know Desa ParkCity, that makes the new township naturally interesting.
2. It Is A Large Long-Term Township
At approximately 600 acres, this is not simply a standalone residential project surrounded by unrelated future developments.
The scale allows for a much broader master-planning approach.
3. The Township Is Surrounded By Mature PJ Amenities
Early township buyers often face one major problem:
There is nothing around them.
ParkCity Damansara is different because it sits among already established areas such as Kota Damansara, Tropicana, Bandar Utama and Ara Damansara.
Hospitals, schools, malls, restaurants and other daily conveniences already exist around the wider neighbourhood.
4. Greenery Is An Important Part Of The Masterplan
ParkCity Group has said approximately one-third of ParkCity Damansara is intended for green space.
For Zenia specifically, around 22% of its approximately 55-acre site has been allocated to green space.
This tells us that greenery is intended to be a structural part of the township rather than simply decorative landscaping around individual buildings.
5. ParkCity Is Planning Beyond Residential Homes
Plans discussed for the township include retail, parks and community infrastructure as part of the broader ecosystem.
The future concept also includes a central park, lakes and a Waterfront-style commercial component.
For own-stay buyers, that is more meaningful than simply counting the number of condominium facilities.
Who May Like ParkCity Damansara?
I would pay particular attention to ParkCity Damansara if you fall into one of these groups.
Petaling Jaya Families
If your family, work, children or existing lifestyle is already centred around PJ, Damansara, Kota Damansara, Tropicana or Bandar Utama, the location may make more sense than moving to an entirely new part of Klang Valley.
Buyers Who Like Desa ParkCity
You may like the idea behind Desa ParkCity but prefer a Petaling Jaya location or want to look at a township at an earlier stage of development.
Buyers Looking For Long-Term Own Stay
ParkCity Damansara’s larger township vision, greenery and community planning may have more relevance for buyers planning to live here for many years rather than buyers simply searching for the lowest price per square foot.
Multi-Generational Families
Zenia’s Parkhomes and larger Condovillas mean the first residential phase already offers several options for families who need substantially more space.
Overseas Malaysians Planning To Return Home
Returning Malaysians who want to remain within the mature Klang Valley rather than move far from Petaling Jaya or Kuala Lumpur may also find this location worth comparing.
Who Should Think Carefully Before Buying?
Being the first residential phase of a new township also comes with compromises.
You Need A Home Immediately
ParkCity Damansara is still developing.
Buyers requiring immediate occupancy should compare completed alternatives.
You Want A Fully Mature Township Today
Future parks, retail and community components will take time to develop.
Do not evaluate an early township as though all future phases already exist.
Your Main Priority Is Maximum Rental Yield
A ParkCity Damansara purchase should not automatically be justified purely by rental yield.
The proposition is more closely connected to long-term township development, own-stay lifestyle, location and eventual community maturity.
You Dislike Construction Around Your Home
A township planned over approximately two decades will naturally go through multiple stages of construction.
Early residents should expect the surrounding environment to continue evolving.
ParkCity Damansara: The Advantage And The Risk Are Actually The Same
This is how I would explain it to a buyer.
The biggest attraction of ParkCity Damansara is:
You are entering a ParkCity township at an early stage.
But its biggest compromise is also:
You are entering a ParkCity township at an early stage.
If everything were already completed, mature and established, buyers would be evaluating a very different property market.
Early buyers therefore need to be comfortable evaluating:
- developer track record
- long-term masterplan
- current neighbourhood
- future construction
- actual residential product
- current price
- their own holding period
Rather than buying simply because ParkCity developed Desa ParkCity previously.
Is ParkCity Damansara “Desa ParkCity 2.0”?
I understand why people use this description.
Both townships come from ParkCity Group, and the developer has publicly spoken about carrying forward its community-focused approach while developing ParkCity Damansara.
But I would not buy a property purely because somebody calls it:
“Desa ParkCity 2.0.”
ParkCity Damansara has a different:
- location
- land
- surrounding neighbourhood
- development timeline
- product mix
- pricing environment
- future market
A better question is:
Does ParkCity Damansara make sense for your own family, budget and timeline?
That is what matters more.
ParkCity Damansara Pros & Cons
Potential Advantages
✓ New ParkCity township in Petaling Jaya
It gives PJ buyers another large master-planned township option without moving far outside established Damansara neighbourhoods.
✓ Large 600-acre masterplan
The size allows for a broader township ecosystem instead of one isolated residential development.
✓ Established amenities outside the township
Hospitals, schools, shopping and established neighbourhoods already surround the development.
✓ Strong focus on greenery
A substantial proportion of the township has been designated for green space.
✓ Long-term community approach
Retail, education, parks and other everyday community components form part of the planning philosophy.
Things To Consider
✗ The township is still at an early stage
Future components will not appear overnight.
✗ Long development horizon
The broader township is expected to develop over approximately 20 years.
✗ Construction activity
Early residents need to be comfortable living within a growing township.
✗ Premium positioning
The current Zenia residential offerings are not mass-market properties.
✗ Future value is never guaranteed
A developer’s previous township success does not guarantee that another township will experience identical property-price performance.
Should You Consider ParkCity Damansara?
I would look at ParkCity Damansara primarily as a long-term township and own-stay proposition.
The interesting part is not simply the first building or first house being sold.
It is the opportunity to consider an early residential neighbourhood within a new 600-acre ParkCity township in Petaling Jaya.
But that does not automatically make every home suitable for every buyer.
Your decision should still depend on:
Your budget
Family size
Preferred property type
Daily travelling pattern
When you need the property
How long you intend to stay
Whether you prefer landed or condominium living
And most importantly:
Whether the actual property available today suits you — rather than simply liking the future township concept.
