For own stay, Type C may be the layout I would compare first.
The additional 100 sq ft and separate study provide more flexibility without moving to the larger four-bedroom Type D.
Type D is more appropriate for larger families who genuinely need four bedrooms and three bathrooms.
The biggest concern is density.
