Can you still buy a new property close to KLCC without spending RM1 million?
That was what first caught my attention about Sutera Suites at KL City Gateway.
Located in Kampung Baru, the development combines a relatively accessible city-centre entry price with approximately 200 metres to Kampung Baru LRT, pedestrian connectivity towards Saloma Link and KLCC, direct access to AKLEH and a larger mixed-use masterplan planned around it.
Prices currently start from around RM595,000 gross, with layouts ranging from compact 425 sq ft studios
But Sutera is not necessarily suitable for every buyer.
In this review, I will look at the location, layouts, facilities, practical ownership considerations and investment angle — and explain what I would check before selecting a unit.

Why Sutera Suites Caught My Attention
There are plenty of new developments in Kuala Lumpur.
For me, Sutera is interesting not because it is trying to compete directly with RM2 million or RM3 million luxury residences inside KLCC.
It offers a very different proposition:
a relatively lower entry point into the KL city-centre market, while remaining connected to KLCC.
That is the angle I think buyers should understand first.
1. Around 200 Metres to Kampung Baru LRT
One of Sutera’s stronger advantages is rail connectivity.
Kampung Baru LRT Station is approximately 200 metres away, putting owners within the Kelana Jaya Line network.
That gives buyers convenient access towards areas such as:
- KLCC
- KL Sentral
- Ampang Park
- Bangsar
- Subang Jaya
- Petaling Jaya
For city-centre investment property, I generally like to see both walkability and rail connectivity, rather than relying entirely on driving.
2. Pedestrian Connection Towards KLCC & Saloma Link
The masterplan includes an elevated pedestrian spine, connecting the development towards the Saloma Link area and Kuala Lumpur city centre.
This is important because Sutera is technically in Kampung Baru rather than inside the traditional KLCC core.
The proposition is therefore not:
“Buy a condominium directly beside the Twin Towers.”
It is closer to:
“Buy at a lower entry point and remain within convenient walking and rail connectivity of KLCC.”
That distinction matters when comparing Sutera with higher-priced properties directly within the KLCC core.
3. Direct AKLEH Connectivity
Drivers are not forgotten either.
The development plans direct road connectivity towards AKLEH, which may reduce the need to rely entirely on smaller internal Kampung Baru roads.
For buyers who work around KLCC, Jalan Tun Razak or the eastern side of Kuala Lumpur, this could be a useful feature.
KL City Gateway Is More Than One Tower
Another reason I find the development interesting is that Sutera is intended to be the first part of a larger KL City Gateway mixed-use precinct.
The overall planning includes future residential, serviced apartment, business, office and retail components, together with public green space.
There is also approximately 0.42 acre of public green space planned within the masterplan.
That gives Sutera a different story from buying into an isolated standalone tower.
However, buyers should also understand the other side of this:
the surrounding masterplan will take time to mature.
The wider development is planned over multiple phases, so I would buy Sutera based on what the first phase already offers and treat future components as additional upside rather than something guaranteed on day one.
Current Sutera Suites Layouts
Type A – 425 sq ft Studio
Studio + 1 Bathroom
This is the most compact option.
I would look at Type A if the priority is:
- Lower entry budget
- Simple city accommodation
- Smaller unit to furnish and maintain
- Investment-focused purchase
- Second home for occasional KL use
Type A1 – 450 sq ft Corner Studio
Corner Studio + 1 Bathroom
Type A1 offers slightly more space than Type A and is positioned as a corner studio.
I would compare it directly against Type A rather than automatically assuming the larger unit is better.
Type A – 425 sq ft Corner Studio
Sutera Suites Facilities
Sutera has a substantial facility programme rather than only a basic pool and gym.
The main Level 8 facility area is approximately 25,000 sq ft, with additional facilities higher in the building.

The pool is approximately 25 metres long, while the building also provides common-area security access and EV charging bays within visitor parking areas.
For me, the Business Lounge is particularly relevant because Sutera is positioned more towards city living, business travellers and hospitality-style usage than a conventional suburban family condominium.
Is There a Managed Investment Option?
This is one area I would ask about if you are buying Sutera primarily for investment.
Current project materials indicate that selected eligible units may have a furnished, developer-supported managed rental programme, subject to the latest programme terms, appointed operator and eligibility of the unit.
The programme also contains specific conditions relating to management of the unit and what happens if the property is sold during the programme period.
For that reason, I would not buy purely because of a headline rental figure.
Before deciding, I would check:
- Which units are currently eligible
- What purchase package applies
- Furnishing requirements
- Who operates the property
- Payment structure
- Owner-use conditions
- Early exit conditions
- What happens when the unit is sold
- What happens after the programme ends
These details matter more than simply seeing an advertised percentage.

Sutera is not freehold.
The project information states a 99-year leasehold expiring in 2125.

Current project information indicates an estimated completion around Q3 2031.
That makes Sutera more relevant to buyers comfortable with a longer investment horizon.
If your priority is immediate rental income or immediate own stay, I would compare Sutera against completed KLCC developments instead.

My View on Sutera Suites
I would not position Sutera as an alternative to a premium RM2 million or RM3 million KLCC luxury residence.
Its attraction is different.
For me, the key combination is:
Lower Entry Price + KLCC Connectivity + LRT + Compact Flexible Layouts + Integrated Masterplan
That makes it worth looking at particularly for investment-oriented buyers, overseas Malaysians and buyers wanting a smaller Kuala Lumpur city base.
At the same time, buyers need to be comfortable with its leasehold tenure, commercial title, longer completion period and compact nature.
Most importantly, I would not choose a Sutera unit based solely on the advertised starting price.
The layout, parking allocation, floor, stack, package and intended use can make one unit much more suitable than another.
